Preventative Maintenance - 5 things you can do to help your HVAC system function better and last longer

As with any big investment, the better we take care of something, the more efficiently it will function and the longer it will last.  When it comes to your HVAC system, that translates into lower energy bills, fewer repair bills, better indoor air quality, and a lower chance of emergency repairs being needed.  While it is recommended to have a HVAC professional at the Lake of the Ozarks inspect your system in the spring and in the fall, there are some things you can do as a homeowner to keep your system in optimal condition.

1) Keep outdoor unit clean and clear.

Any weeds or shrubs or other debris that grows or piles up around your outdoor condenser unit can reduce airflow and efficiency.  It is a good rule of thumb to keep 2 feet of clear space all around your condenser unit.

It is also important to make sure the unit itself is clean.  The first thing you will want to do is turn off the power – both at the breaker box inside your electrical panel and at the shut off panel usually mounted to the house near the condenser.  Next, remove the fan cage on the top of your condenser and clean any leaves or debris from the inside.  Then examine the fins, if they are dirty, use a gentle stream of water from a garden hose to spray from the inside to the outside.  DO NOT use a pressure washer for this as it will cause damage to your fins.

Finally, because being out of level can affect the way the refrigerant moves within your system, it is critical that your condenser be level.  So, it is a good thing to check on during your maintenance inspections.  If it needs levelling, use weatherproof shims to correct it.

2) Clean evaporator coil. 

On the inside of your indoor unit, you will find the evaporator coils.  You may need to remove a few screws to open the access panel.  Dust off the coils with a soft brush, and spray with a coil cleaner which can be found at most home improvement stores.  Just follow the instructions on the can.

3) Clean drain lines and drain pan.

Your indoor unit will have a place for water that condenses on the coils to drip into and be carried away.  Usually, you will see a tube running from the unit to a drain the in floor.  If the tubes or the drain pan become clogged it can cause water to backup and flood your house or cause your unit to stop cooling.  It is recommended to clean the drain pan with hot soap and water with a little bleach.  Then it is a good idea to pour a cup of 50/50 solution of bleach and water down the drain.  If it drains easily, you are good to go.  If it drains slowly or not at all, you will want to clear the clog in the tube with a shop vac. 

4) Check/replace filter.

How often your filter needs to be replaced depends on your specific HVAC system.  But if you live on a dusty road or have pets, or are sensitive to allergens, you will want to visually check your filter more often. If you are considering upgrading to a HEPA filter, check with your HVAC specialist at the Lake of the Ozarks to make sure the filter is compatible with your HVAC system and won’t restrict air flow to the point of causing damage or losing efficiency.

5) Annual or semi-annual check-ups.

Why is My AC Not Working? – 7 Troubleshooting Tips

When your AC is not working, it can be hard to know when to try to trouble shoot it yourself, and when it is time to call a professional.  We thought we would share some tips to help you answer that question and give you some guidance on where to start.

1) Thermostat.

First things first, check your thermostat settings.  Make sure it is set to cool, otherwise you are just running the fan (or the heat).  Make sure the temperature on the thermostat is set below the current temperature.  If you don’t see anything displayed on your thermostat, don’t fret.  It is most likely just dead batteries which you can replace yourself.  

2) Circuit Breaker, Fuse or Transformer.

You may have just tripped a breaker.  Check your breaker box and reset it if it has tripped.  If it continues to trip, something is overloading the circuit.  Turn off appliances or other power loads on that circuit, and if it keeps tripping, call an HVAC professional at Lake of the Ozarks for a diagnosis.  There is also a fuse between your thermostat and your AC, if it is blown, we recommend having that fixed by a professional as well. Same thing with a blown transformer.  Blown transformers can be caused by a bad contractor in the outdoor unit, and wiring issues, so it is a good idea to have a professional take a look at it to rule out or fix those underlying issues.

3) Disconnect Switches.

You may not realize it, but you have disconnect switches to your indoor and outdoor units.  On the outside, it will be a service box mounted to the wall near your condenser unit.  Inside it is usually on the side of the furnace or mounted on a wall nearby.  Sometimes the fix is as simple as making sure the disconnect switch is not off.

4) Starting Components.

Most HVAC systems have a start capacitor and a run capacitor that enable your AC to turn on and remain on.  If the capacitors in your HVAC system have stopped working or reach the end of life, you will want to contact an HVAC technician at Lake of the Ozarks to have them replaced.

5) Dirty Coils.

Tips to Save Energy & Money When Cooling Your Home

Why Is There Water in My AC Unit?


Having a little bit of water around your air conditioning unit is normal. Your AC unit doesn’t just provide cold air throughout your home, it also helps to pull humidity out of the air. The AC's inside unit pulls in hot, humid air through the return grille and over the cold evaporator coil to cool the air down. In doing so, condensation forms on the evaporator coil. The water that is formed falls into a drain pan and down a condensate drain line, which exits your home, or goes into your plumbing. 

There are many parts that are involved in taking the water out of the AC. If there are issues with any of these parts, a leak is possible. 

Clogged Condensate Drain


Dirt, rust, algae or other debris could cause your condensate drain to become partially or completely blocked. Any form of blockage can cause build-up, which could then lead to a leak in your AC unit. 

Cracked Condensate Drain


Over a period of time, your condensate pan could rust causing it to crack. If this happens, your drain pan is no longer sealed and could cause water to leak out of your AC unit. 

Disconnected Drain Line


An improperly installed AC system could cause a drain line to loosen over time resulting in a pipe to disconnect from its connection. 

Dirty Air Filters


A dirty air filter could restrict airflow over the evaporator coils. This could result in the coils getting too cold and freezing. When the ice melts, the excess moisture drips into the condensate pan which can cause it to overflow.

Low Refrigerant Levels


If the refrigerant levels are too low, the amount of pressure in the AC gets too low. This results in the evaporator coils freezing. When the ice melts, too much water will fall into the drain pan which will then overflow. When the drain pan overflows it causes a leak.
